A Guideline Study for Residential Land Use Development of Huai Khwang District, 1987

Abstract

 

Nowadays there are many areas consisting of disorderly and densely located residential that affected to the problems of slum, security, pollution and public service facility, Huai Kwang district is selected as the case study with the reason that there have been a high spread rate of residential and large vacant land in the east of district. In addition, the urban community has located only half of area. The purpose of this study is to guide for the residential land use development by concentrating various factors (existing land use, existing road, land price, railway and natural canal line, public investment projects, Bangkok Metropolitan Administration Master Plan B.E. 2524 and the sixth National Five-Year Development Plan). The results of the study are used to identify the potential areas by means of Potential Surface Analysis (P.S.A.) and economic rent approach. The findings in the study indicate that the areas identified as very potential to high commercial buildings are located along the main roads. The others are distributed. In addition, the high residential buildings are located in the west of Ratchada Phisek road. On the other hand, the rest of residentials are located on the other side of this road.
